Terms & Conditions

These Terms & Conditions (“Terms”) govern your use of the OK Cleaning website and cleaning services. By using our website, requesting a quote, booking a service, or allowing OK Cleaning to provide cleaning services, you agree to these Terms.

If you do not agree with these Terms, please do not use our website or services.

1. About OK Cleaning

OK Cleaning provides residential and commercial cleaning services in Bucks County, Montgomery County, and surrounding areas in Pennsylvania.

Services may include, but are not limited to:

  • Recurring cleaning
  • One-time cleaning
  • Deep cleaning
  • Move-in cleaning
  • Move-out cleaning
  • Post-construction cleaning
  • Commercial cleaning
  • Eco-friendly cleaning, when requested and available
  • Window cleaning, when requested and available

Specific services, scope, availability, and pricing may vary depending on the property, condition, location, and customer request.

2. Quotes and Estimates

All quotes provided by OK Cleaning are estimates based on the information you provide, such as property size, number of rooms, number of bathrooms, type of service, condition of the property, pets, special requests, and photos, if provided.

Final pricing may change if:

  • The property condition is different from what was described
  • The home or business requires more time than expected
  • Additional rooms, areas, or tasks are requested
  • Heavy buildup, excessive dirt, pet hair, clutter, mold, grease, construction dust, or biohazard-like conditions are present
  • The customer requests extra services on-site
  • Access issues, parking issues, or delays affect the service
  • The property is larger than originally stated

OK Cleaning reserves the right to adjust the price before or during service if the actual scope is different from the original estimate.

If the customer does not agree to the adjusted price, OK Cleaning may decline to perform some or all of the service.

3. First-Time Cleaning and Deep Cleaning

First-time cleanings may be priced as deep cleanings or may require additional time compared to recurring maintenance cleanings. This is common because the initial visit often requires more detailed work to bring the property to a maintainable condition.

Recurring cleaning prices may be lower after the first visit if the property is maintained regularly and remains within the expected condition.

OK Cleaning reserves the right to determine whether a property requires deep cleaning before recurring cleaning pricing can apply.

4. Booking and Scheduling

Appointments are subject to availability. A booking is not confirmed until OK Cleaning confirms it by phone, text, email, website message, or other written communication.

Customers are responsible for providing accurate contact information, service address, parking instructions, entry instructions, alarm codes, gate codes, pet information, and any special instructions before the appointment.

If we cannot access the property at the scheduled time, cancellation or lockout fees may apply.

5. Customer Responsibilities Before Service

To allow our team to clean efficiently and safely, customers should prepare the property before the appointment by:

  • Removing excessive clutter from surfaces and floors
  • Securing valuables, cash, jewelry, fragile items, important documents, and personal items
  • Securing pets, if needed
  • Providing working water and electricity
  • Providing safe access to the property
  • Informing us of broken, delicate, unstable, or valuable items
  • Informing us of any areas that should not be touched
  • Informing us of any hazards, including pests, mold, bodily fluids, sharp objects, unsafe flooring, exposed wires, or aggressive animals

OK Cleaning is not responsible for delays, incomplete work, or additional charges caused by lack of preparation, unsafe conditions, or inaccurate information.

6. Access to the Property

The customer must provide safe and timely access to the property. Access may be provided by:

  • Customer being present
  • Door code
  • Lockbox
  • Key
  • Building concierge
  • Other agreed method

If our team cannot enter the property within a reasonable time, the appointment may be treated as a lockout or late cancellation, and a fee may apply.

OK Cleaning is not responsible for issues caused by incorrect access instructions, malfunctioning locks, building restrictions, missing keys, or unavailable contacts.

7. Pets

Customers must inform OK Cleaning about any pets in the property before the appointment.

Friendly pets may remain in the home if safe, but OK Cleaning may ask that pets be secured during service. Aggressive, anxious, or unsafe animals must be secured before our team arrives.

OK Cleaning is not responsible for pets escaping, hiding, becoming stressed, or reacting unexpectedly unless directly caused by proven negligence from our team.

For safety reasons, OK Cleaning may refuse or stop service if a pet creates an unsafe condition.

8. Services We Do Not Provide

We use reasonable administrative, technical, and physical safeguards to protect the information we collect. However, no website, email system, payment system, or electronic storage method is completely secure. We cannot guarantee absolute security.

  • Biohazard cleanup
  • Mold remediation
  • Pest infestation cleanup
  • Hoarding cleanup
  • Crime scene cleanup
  • Cleaning of human or animal waste beyond minor normal household situations
  • Heavy lifting or moving large furniture/appliances
  • Climbing unsafe ladders or working at unsafe heights
  • Exterior high-window cleaning
  • Cleaning inside fireplaces or chimneys
  • Cleaning hazardous materials
  • Cleaning areas with exposed needles, broken glass, blood, bodily fluids, or unsafe waste
  • Removal of construction debris or large trash
  • Carpet shampooing or professional carpet extraction, unless specifically offered
  • Restoration of damaged, stained, burned, rusted, corroded, or permanently marked surfaces

OK Cleaning reserves the right to refuse or stop service if the property is unsafe, unsanitary, or outside the agreed scope.

9. Supplies and Equipment

OK Cleaning may provide standard cleaning supplies and equipment unless otherwise agreed.

If the customer requests that we use specific products, tools, or equipment provided by the customer, the customer is responsible for ensuring those products are safe and suitable for the surfaces being cleaned.

OK Cleaning is not responsible for damage caused by customer-provided products, tools, equipment, or incorrect product instructions.

Eco-friendly products may be available upon request, but availability is not guaranteed unless confirmed before the appointment.

10. Cleaning Results and Limitations

OK Cleaning makes reasonable efforts to provide high-quality cleaning services. However, results may vary depending on the condition, age, material, maintenance history, and existing damage of surfaces.

We cannot guarantee removal of:

  • Permanent stains
  • Hard water buildup
  • Rust
  • Mold stains
  • Deep grease buildup
  • Paint, dye, ink, adhesive, or construction residue
  • Scratches
  • Burn marks
  • Etching
  • Discoloration
  • Odors
  • Damage caused by previous improper cleaning
  • Long-term buildup that requires restoration or specialty treatment

Cleaning improves the condition of surfaces but does not restore damaged or worn materials to new condition.

11. Damage, Breakage, and Claims

Customers must report any damage, breakage, or service concern within 24 hours after the cleaning is completed.

OK Cleaning will review reported issues and may request photos, videos, access to inspect the property, or other relevant information.

OK Cleaning is not responsible for:

  • Pre-existing damage
  • Normal wear and tear
  • Loose, unstable, improperly installed, or already damaged items
  • Items not secured before service
  • Fragile items left in cleaning areas
  • Damage caused by customer-provided products or tools
  • Damage caused by inaccurate instructions
  • Damage discovered after the reporting period
  • Items of extraordinary value that were not disclosed and secured before service

If OK Cleaning accepts responsibility for damage, our liability may be limited to repair, replacement, service credit, or refund, at our discretion and subject to reasonable proof.

OK Cleaning does not accept responsibility for cash, jewelry, collectibles, heirlooms, documents, medications, electronics, or other valuables left unsecured.

12. Satisfaction Policy

Customer satisfaction is important to us. If you are not satisfied with a completed cleaning, please contact us within 24 hours after service and provide details and photos if possible.

If the concern is related to the agreed cleaning scope, OK Cleaning may offer, at its discretion:

  • A return visit to correct missed areas
  • A partial credit
  • A partial refund
  • Another reasonable solution

We do not offer refunds or re-cleans for issues reported after 24 hours, for areas outside the agreed scope, or for conditions that could not reasonably be cleaned due to surface damage, buildup, clutter, lack of access, or safety concerns.

A re-clean does not include new tasks or areas that were not part of the original service.

13. Cancellation, Rescheduling, and Lockout Policy

Customers must provide at least 24 hours notice to cancel or reschedule an appointment.

If the customer cancels, reschedules, or denies access with less than the required notice, OK Cleaning may charge a cancellation fee of $50

If our team arrives and cannot access the property, the appointment may be considered a lockout, and a lockout fee may apply.

Repeated cancellations, rescheduling, or lockouts may result in refusal of future service.

14. Late Arrival

OK Cleaning makes reasonable efforts to arrive within the scheduled arrival window. However, arrival times may be affected by traffic, weather, parking, previous appointments, staffing, or other circumstances.

We will do our best to notify the customer of significant delays.

A delayed arrival does not automatically entitle the customer to a discount, refund, or cancellation without fee.

15. Payment Terms

Payment is due according to the terms agreed before service. Unless otherwise agreed, payment may be due on the day of service or immediately after completion.

Accepted payment methods may include:

  • Cash
  • Check
  • Zelle
  • Credit/debit card
  • Other approved payment methods

OK Cleaning may require a deposit, card on file, or prepayment for certain appointments, including first-time cleanings, deep cleanings, move-in/move-out cleanings, post-construction cleanings, large homes, commercial services, or customers with prior payment issues.

Late payments may result in late fees, cancellation of future appointments, collection efforts, or refusal of future service.

Customer agrees to pay reasonable costs associated with collecting unpaid balances, where allowed by law.

16. Recurring Services

Recurring cleaning services may be scheduled weekly, bi-weekly, monthly, or on another agreed schedule.

Recurring pricing is based on regular maintenance and expected property condition. If the property condition changes significantly, if appointments are skipped, or if additional work is needed, OK Cleaning may adjust pricing or require a deeper cleaning.

OK Cleaning may change recurring appointment times, assigned cleaners, or pricing with reasonable notice.

Either the customer or OK Cleaning may cancel recurring service at any time, subject to the cancellation policy.

17. Recurring Service Price Adjustments

OK Cleaning may review and adjust recurring cleaning prices from time to time, including annually, due to changes in labor costs, supplies, fuel, insurance, taxes, operating expenses, service scope, or property condition.

We will notify customers before any new recurring price takes effect. If a customer does not agree with the updated price, they may cancel future recurring services according to our cancellation policy.

18. Commercial Cleaning

Commercial cleaning terms may vary depending on the business type, property size, frequency, scope, insurance requirements, access, and contract terms.

For commercial clients, a separate written agreement may apply. If there is a conflict between these Terms and a signed commercial agreement, the signed commercial agreement controls.

19. Right to Refuse or Stop Service

OK Cleaning reserves the right to refuse, cancel, or stop service if:

Accepted payment methods may include:

  • The property is unsafe
  • The condition is beyond the agreed scope
  • There is harassment, abuse, threats, discrimination, or inappropriate behavior toward our team
  • Payment issues exist
  • Pets create an unsafe condition
  • Hazardous materials or biohazards are present
  • Access is not provided
  • The customer provides false or misleading information
  • The service request is unreasonable or unlawful

If service is stopped due to customer conduct, unsafe conditions, or inaccurate information, fees may still apply.

20. Employee and Contractor Safety

Customers agree to provide a safe working environment for OK Cleaning employees, contractors, and representatives.

Our team may refuse to clean areas that are unsafe, difficult to access, or likely to cause injury or damage.

Customers may not request our team to perform work that violates safety standards or is outside the normal scope of cleaning services.

21. Non-Solicitation of Cleaners

Customers may not directly hire, solicit, or engage OK Cleaning employees, contractors, or cleaners for private cleaning services outside of OK Cleaning during the service relationship and for 12 months after the last service date.

If a customer directly hires or solicits an OK Cleaning cleaner outside of OK Cleaning, the customer may be responsible for a referral or placement fee of $1,500, where allowed by law.

22. Website Use

You agree not to use our website for unlawful purposes or in a way that may damage, disable, overload, or interfere with the website.

You may not:

  • Attempt to hack, disrupt, or misuse the website
  • Submit false or misleading information
  • Copy website content without permission
  • Use our brand, logo, photos, reviews, or content without written consent
  • Use automated systems to scrape or collect website data

OK Cleaning reserves the right to restrict access to the website if misuse is suspected.

23. Intellectual Property

All content on the OK Cleaning website, including text, design, graphics, logos, images, icons, service descriptions, and branding, is owned by or licensed to OK Cleaning unless otherwise stated.

You may not copy, reproduce, distribute, modify, or use our content for commercial purposes without written permission.

24. Reviews, Testimonials, and Feedback

If you provide a review, testimonial, comment, photo, or feedback, you grant OK Cleaning permission to use it for marketing, advertising, website content, social media, and business purposes.

We may display your first name, initials, general location, review text, rating, and submitted photos unless you request otherwise.

You agree not to submit false, defamatory, abusive, or misleading reviews or content.

25. Third-Party Links and Services

Our website may link to third-party websites, including Google Maps, social media platforms, payment processors, review websites, and advertising platforms.

OK Cleaning is not responsible for third-party websites, services, content, policies, or practices.

26. No Guarantee of Availability

OK Cleaning does not guarantee that services will always be available in every location or at every requested time.

We may modify, suspend, or discontinue services, service areas, pricing, or website features at any time.

27. Limitation of Liability

To the fullest extent permitted by law, OK Cleaning is not liable for indirect, incidental, special, consequential, punitive, or exemplary damages arising from your use of our website or services.

Our total liability for any claim related to a cleaning service is limited to the amount paid by the customer for the specific service giving rise to the claim, unless otherwise required by law.

Some limitations may not apply where prohibited by law.

28. Indemnification

You agree to defend, indemnify, and hold harmless OK Cleaning, its owners, employees, contractors, representatives, and affiliates from claims, damages, losses, liabilities, costs, and expenses arising from:

  • Your misuse of the website
  • Your violation of these Terms
  • Your failure to provide safe access or accurate information
  • Unsafe conditions at the property
  • Customer-provided products, tools, or instructions
  • Claims made by third parties related to your property or service request

29. Governing Law

These Terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to conflict of law principles.

You may not copy, reproduce, distribute, modify, or use our content for commercial purposes without written permission.

30. Changes to These Terms

OK Cleaning may update these Terms from time to time. The updated version will be posted on this page with a new effective date.

Your continued use of our website or services after changes are posted means you accept the updated Terms.
